Project Title:  Approve Variance from Water Meter Requirements (District Rule 23-A) – GLC Foothill Monterey, LLC, 560 & 570 Munras Avenue, Monterey (APN 001-581-018)

Project Location:       560 & 570 Munras Avenue, Monterey California:  Within the Monterey Peninsula Water Management District (MPWMD) boundaries

 

Project Description: GLC Foothill Monterey, LLC is a two building non-residential use consisting of 3,622 square-feet of retail use at 560 Munras Avenue and 21,665 square-feet of retail use at 570 Munras Avenue, Monterey.  The initial project is expected to have nine tenants that will be designated for retail.  The project includes in-line water meters for individual tenants, with a master water meter supplying interior uses.  Exterior uses (including landscaping) will be separately metered.

 

This is to advise that, on April 16, 2007, the Monterey Peninsula Water Management District (a responsible agency) approved the above-described project and has made the following determinations regarding the above described project:

 

1.         The project will not have a significant effect on the environment.

 

2.         A Negative Declaration (attached) was prepared for this project pursuant to the provisions of CEQA.  The Negative Declaration and record of project approval may be examined at 5 Harris Court, Bldg. G (Ryan Ranch), Monterey, CA 93940 

 

3.         Mitigation measures were not made a condition of approval of the project as MPWMD is a responsible agency and no mitigations were identified within the responsibility of MPWMD.  The subject property has a documented Water Use Credit of 4.3 AFA from the former supermarket use which will be applied to offset the proposed project’s water demand.  

 

4.         Findings were made pursuant to CEQA Guidelines 15096.


 

5.                   A Statement of Overriding Considerations was not adopted for this project.

NEGATIVE DECLARATION

ADOPTED BY MPWMD

April 16, 2007

 

 

 

Based on the finding that the Negative Declaration prepared by the City of Monterey for the GLC Foothill Monterey, LLC project is adequate, and that there are no mitigations within the jurisdiction of the Monterey Peninsula Water Management District, the Monterey Peninsula Water Management District makes this Negative Declaration under the California Environmental Quality Act.
